Tile Roof Repair
On most tile roofs, the tiles are not the waterproofing. The underlayment beneath the tile is the primary water barrier. Tile protects that layer from UV exposure and adds durability and curb appeal.
Leaks often develop at valleys, crickets (including dead valleys), roof-to-wall connections, and penetrations (pipes, vents, satellite mounts, solar attachments). Tile grit and debris can also interfere with drainage and accelerate wear where water lingers.

Shingle Repair and Maintenance
Shingle roofs can develop leaks long before replacement is justified. The usual culprit is localized damage or a failed detail: missing shingles, compromised flashings, or leaking penetrations.
The hard part is locating the true entry point. We use a systematic inspection process to isolate the failure and repair it cleanly.
Flat Roof and TPO Repair
Flat roofs often leak from localized failures, but the entry point can be harder to pinpoint than on pitched roofs. We focus on transitions, terminations, edge metal, penetrations, seams, and drains.
“Patch until it stops” is not a plan. We diagnose the failure mode and repair the detail that actually controls water.
Life-extension options when appropriate
If the roof is structurally sound and not showing systemic failure, coatings can sometimes extend service life and improve UV resistance. Selection depends on slope, drainage, and membrane condition.
- Water-based: typically UV protection focused; not ideal for chronic ponding.
- Solvent-based: often better build and sealing for low-slope conditions.
- 100% silicone: commonly preferred where ponding water is a factor.
Leak Repair
Active leak right now?
- If water is near electrical fixtures, shut off power to the affected area.
- Use a bucket and protect floors. If a ceiling is bulging, treat it as unstable.
- Take photos of the interior stain and note the timing (heavy rain, wind-driven rain, slow seep, etc.).
A roof leak is rarely “where the water shows up.” Water travels along decking, framing, and fasteners before it stains a ceiling. We focus on locating the actual entry point, repairing the failed detail, and documenting what we found.
